Complete Management Package

Our Complete Management Package is ideally suited for Landlords who want to have everything taken care of in the knowledge that their property is being professionally managed.

Marketing and Advertising: We advertise clients’ properties on national on-line platforms, such as Lettingweb and Zoopla for maximum market exposure. 85% of tenants seeking properties use the Internet as their first port of call when searching for property.

Viewings: We will carry out property viewings on your behalf, accompanying prospective tenants at all times. If your property is occupied this will always be done by appointment.

Tenant: We use independent reference agencies to carry out credit, employment & financial history checks on prospective tenants.

Rent collection: We collect all rent from your tenants on your behalf and provide you with a monthly statement. The income is then paid directly into your nominated bank account. We can also arrange for additional income protection so that if your tenant stops paying rent, your rental income will continue.

Deposit collection: Tenants must pay a deposit at the outset of the tenancy, which would usually be the equivalent to one month’s rent. It is now a legal requirement that this deposit is lodged with an approved Deposit Protection Scheme. Failure to do so can result in fines of up to 3 times the value of the deposit. We will lodge the deposit with an approved scheme on your behalf and refund this to the tenant at the end of the tenancy once a full inspection of the property and Inventory has been undertaken.

Inventory: We will prepare and record a detailed inventory at the outset of the tenancy so as to minimise dispute about contents or condition at the end.

Inspections: We will regularly inspect your property and prepare reports on the condition of the property. If we identify that any is required to bring the property up to standard, we can either arrange for this to be done on your behalf.

Legal Obligations: The legislation applying to residential tenancies is extensive and is constantly changing. Current legislation includes the Housing (Scotland) Act 2006, Antisocial Behaviour etc. (Scotland) Act 2004, Gas Safety (Installation & Use) Regulations 1998, Immigration Act 2014, Equality Act 2010, Building Regulations and many more. We have a team of experienced Solicitors as well as Property Managers who are on hand to advise you on the various legislative and regulatory requirements. We can take care of your Gas Safety Checks, Electrical Safety Checks, Smoke & Carbon Monoxide Detectors, Landlord Registration and ensure that your tenants have a right to rent in the UK.

Maintenance: We have a network of skilled tradesmen and contractors who are available to deal with any issues which may arise.

Exit Inspection: A full inspection of your property will be carried out once your tenants have vacated the property to determine what action is required to prepare the property for your next tenant.
